The Saint-Denis housing project, developed by renowned architecture agency DREAM, is a transformative initiative that redefines collective living in an urban context. Completed in January 2025, this 44-unit development is a cornerstone in the revitalization of a neighborhood once marked by tragedy.

Located at the intersection of Rue Fraizier and Rue du Landy, the project sits on the site of a building that was destroyed by fire in 2001 — an event that underscored the urgent need for quality, affordable housing. Today, this new development offers a beacon of progress, delivering inclusive, sustainable, and community-focused living.

A New Vision for Social Housing

This is the first housing project in Saint-Denis delivered under the French shared equity lease model (BRS – Bail Réel Solidaire), combining social rental (22 units) and accessible homeownership (22 units). Each apartment was designed to reflect the qualities of individual housing while fostering a sense of collective identity.

With multi-oriented, walk-through layouts and private outdoor spaces — balconies or gardens — these homes meet the Plaine Commune construction quality charter. Key interior features include:

  • Daylit, closable kitchens

  • Dedicated entrance zones with storage

  • Large panoramic windows

  • Natural ventilation and optimal orientation

Sustainable and Prefabricated Construction

Architecturally, the project reflects DREAM’s commitment to low-carbon, off-site construction. The mixed wood-concrete structure is clad in a rhythmic composition of timber and metal, offering both aesthetic appeal and environmental performance.

The prefabricated timber-frame façades, complete with integrated wood joinery and cladding, were entirely manufactured in a controlled workshop environment. This method ensured high execution precision and minimized on-site waste.

Additionally, the balconies — constructed from self-supporting wood-metal hybrid structures — were prefabricated and seamlessly integrated into the façade. The result is a visually dynamic yet structurally refined envelope that responds to both environmental and social needs.

Greener Living: Shared Gardens and Rooftop Spaces

Central to the development is a lush green courtyard, visible through transparent lobbies that link Rue Fraizier and Rue du Landy. Almost all housing units benefit from views or access to this communal garden, designed by Topager.

To foster social interaction and community living, shared amenities were integrated throughout the complex. Highlights include:

  • A spacious, open lobby designed for neighborly interaction

  • Rooftop gardens for relaxation and gathering

  • Collaborative design with Plaine Commune Habitat to ensure inclusive, accessible communal spaces

These shared spaces are more than just amenities—they’re essential to building strong social ties within a dense urban fabric.
