Balancing Budget Constraints with Design Vision
Joseph Eichler’s legacy of modernist homes made for the post-war middle class remains iconic. However, nearly 70 years later, these homes often require significant upgrades. For this project, the clients—veterans of several renovations—set clear budget expectations from the start. Klopf Architecture embraced the challenge: deliver a high-end feel without excessive cost.
Although some initial goals like expanding the garage were dropped due to budget constraints, the team preserved what mattered most—improving functionality, enhancing spatial connections, and modernizing the design.
Reconfiguring Space for Family Functionality
The original floor plan lacked the spatial flow and connectivity desired by the homeowners. Klopf reimagined the layout by combining the formerly separated kitchen and living room into one large open-plan space. The dining area was repositioned adjacent to the kitchen, while the family room was moved to the front of the house to better align with the main living areas.
In the primary suite, a new layout allowed for the addition of a spacious, curbless walk-in shower, enhancing comfort and accessibility.
Cost-Efficient Design Using IKEA Solutions
One of the key strategies for staying on budget was the use of a complete IKEA kitchen, including cabinetry, appliances, lighting, and finishes. The bathrooms followed suit with IKEA fixtures. Klopf Architecture’s familiarity with IKEA systems allowed them to seamlessly integrate affordable components into the high-quality remodel.
The homeowners played an active role in the process—managing product procurement and logistics—keeping the project on track and avoiding costly delays.
Preserving Original Elements to Reduce Costs
Klopf retained and refinished many original elements of the Eichler home to reduce demolition and material expenses. These included:

Exterior siding, which was cleaned and repainted
To address dim lighting without invasive ceiling work, new semi-recessed lighting was installed, brightening up the interiors while preserving the integrity of the roof.
Attention to Detail Creates a Unified Look
Even with budget-friendly materials, Klopf ensured a polished final result by paying attention to alignment and continuity. For example, tile layouts were coordinated with ceiling trusses and concrete slab levels, visually reinforcing architectural order.
A unified material palette throughout the home enhanced the flow between rooms, giving the entire residence a seamless and contemporary feel.
