An Architectural Statement in Security, Style, and Sustainability

Stretching across a 56-meter-wide urban frontage, Grande House by Patio Livity is a bold example of how modern tropical architecture can prioritize privacy, security, and sustainability—without compromising on design elegance. Located in Bandung, Indonesia, this 2023 residence responds to a complex urban context with layered facades, smart environmental strategies, and innovative spatial planning, all while reflecting a refined, regional identity.

A Layered Façade: Privacy Without Isolation

Rather than resorting to imposing solid barriers, the home embraces a layered defense system that gracefully balances privacy, aesthetics, and sun protection. The outer envelope includes:

  • Perforated metal panels and sun-screen louvers for airflow and filtered sunlight

  • Stone walls and lush greenery that soften the visual impact and increase thermal comfort

  • Dual-fence design, with a high privacy wall shielding one side and a visually expressive green fence addressing the street

This design strategy ensures that the house maintains visual interest and daylighting while mitigating noise, dust, and visibility from the surrounding dense environment.

Passive Design and Bioclimatic Innovation

Grande House is a prime example of climate-responsive architecture in the tropics. The layout and materials were carefully selected to work with the environment, not against it:

  • Natural Ventilation: The home harnesses Bandung’s prevailing southern winds, guiding breezes through living spaces to maintain cool interior temperatures.

  • Solar Control: Adjustable louvers and tree canopies provide effective shading without blocking views or airflow.

  • Reflecting Pool: Strategically placed to lower ambient temperatures and reduce the need for mechanical cooling.

These strategies make the home a cool, comfortable refuge, even during hot, humid months.

Water & Energy Conscious Living

In line with Patio Livity’s sustainable design ethos, Grande House incorporates eco-efficient systems that reduce environmental impact:

  • Rainwater Harvesting: A gutterless roof design channels rain to underground tanks for non-potable uses.

  • Greywater Recycling: Used water from baths and sinks is repurposed for garden irrigation.

  • Renewable Energy: Solar and passive cooling reduce energy demand.

  • Splash Sprinkler System: Lowers water consumption while maintaining greenery throughout the year.

Together, these systems reflect an architectural response that is not only aesthetic and functional, but ecologically grounded.

A Secure Urban Retreat

Security was a major consideration in the design. The house features a multi-layered entrance system with:

  • Three security checkpoints, each with motion sensors and alarms

  • Smart home integration for surveillance and control

  • Shattered glass deterrents installed atop perimeter walls

  • Detached room layout for quick outdoor access in case of fire, with every space connected to a garden, patio, or balcony

This emphasis on safety and preparedness is rare in residential projects of this scale and enhances peace of mind without aesthetic compromise.

Sustainable Materials and Regional Identity

Material choices reflect both sustainability and locality:

  • Locally sourced wood, travertine, and natural stone enhance thermal performance and minimize transport emissions

  • Exposed textures and earth-toned finishes blend the house with its natural surroundings

  • The architectural language, while modern, honors the tropical vernacular with deep overhangs, shaded terraces, and cross-ventilated interiors

The result is a home deeply rooted in its environment, both visually and contextually.

Architecture that Breathes and Belongs

Grande House by Patio Livity is more than a luxury residence—it’s a manifesto of responsible architecture in a rapidly urbanizing region. It addresses contemporary issues—privacy, sustainability, climate adaptation, and security—through a cohesive design language that’s both grand and grounded.

Through smart planning, climate resilience, and a reverence for nature, this project sets a new benchmark for urban tropical living in Southeast Asia.
