Babayants Architects has completed the Aquavillas Aparthotel, a 46,284-square-foot seafront complex in Gagra, Abkhazia. Designed as an extension of the nearby Aquamarine Gagra hotel, the project offers 36–42 modern apartments in a structure shaped by function, location, and views.

A Functional Concept Shaped by Lifestyle

The aparthotel is designed across three to six floors, with apartments categorized by size and occupancy:

  • 2nd–3rd floors: One-bedroom suites (35–45 m²) for up to 4 guests.

  • 4th floor: Two-bedroom suites (50–60 m²) for 6 guests.

  • Top floor: Three-bedroom suites (65–80 m²) for 8 guests, each with a private pool.

This functional distribution gave rise to the distinctive silhouette of Aquavillas, with cascading terraces and layered volumes directly reflecting the interior layout. The building functions both as a hotel and investment property—units can be privately owned or rented seasonally.

Architecture Inspired by Sea and Mountains

Set between the Black Sea and mountain ranges, the aparthotel embraces permeability and openness:

  • Deep, sculpted terraces resemble forms carved by wind and waves.

  • Large glass openings dissolve the boundary between interior and exterior.

  • Textured plaster and natural wood add warmth and tactility.

  • A transparent central axis allows views from the lobby straight through to the garden and the sea.

The architecture embodies lightness and fluidity, making it as much a part of the landscape as a structure within it.

Guest Experience and Infrastructure

Beyond private apartments, Aquavillas is designed as a full-service aparthotel:

  • A two-story lobby with reception and lounge welcomes visitors.

  • The first floor hosts commercial amenities, including cafés, boutiques, and a fitness center.

  • Landscaped grounds feature a pond with a natural moat and a lush park with palm trees, banana trees, eucalyptus, cypresses, and bamboo.

This holistic design approach ensures the aparthotel is not just a place to stay but an immersive resort environment.

A Landmark on the Gagra Coast

Aquavillas Aparthotel captures the essence of coastal resort architecture: functional planning, contextual materiality, and integration with nature. By blending sea views, sculptural terraces, and modern comforts, Babayants Architects has created a project that is both a lifestyle destination and an investment opportunity on the Abkhazian coast.
